Residential Home Inspections

Whole Home Inspections adhere to the ASHI Standards, which include a thorough examination from the roof to the foundation of the home. Items included are: Grounds, Roof, Exterior, Electrical, Garage, Kitchen / Laundry Room, Bathrooms, All Other Interior Rooms, Fire Places, Crawlspace, Plumbing, Heating – Cooling Systems, Pools & Spas, and Electric service. This includes Home Inspections for Manufactured Homes / Mobile homes as well.

Pre-listing Inspections

Pre-listing inspections are exactly what they sound like: Before you officially list your home for sale, we will inspect your property to identify any potential problems or repairs that need to be made prior to putting the home on the market.

End of Warranty

These inspections are generally performed on new homes that are nearing the 1 yr warranty. The home is inspected to be sure all systems are functioning the way they should be. Additionally, some issue may arise over the first year. This is a good way to have items repaired prior to the warranty running out.

New Home Builds

This type of inspection is done at pre closing time on a brand new build. The speed at which some of the new homes are being built sometimes warrants a pre closing inspection. These inspections identify items that need to be corrected by the builder prior to closing. Some potential items include, poor workmanship on finishing of walls, floors, base boards and ceilings. Faulty appliances, air conditioners and water heaters. Roof leaks, improper installation of windows and doors, poor paint coverage, bowed drywall walls etc.

New Home Builds

  1. Roof Deck: The material the roof deck (i.e. the material the shingles are nailed to) is made of, the type of nails securing the shingles, and how far apart the nails are.

  1. Secondary Water Resistance: The type of material between the shingles and roof decking (underlayment).

4 Point Inspections

A 4 point inspection looks at the 4 major systems (Roof, Electrical, Plumbing and HVAC) in the home. An insurance company wants to know if the home has been well maintained, and that the major systems are in good working condition.

The inspection is performed by our professionally-trained inspector and provides the home buyer or owner / seller with a written report detailing any issues found and includes both photos and video footage of the sewer line. Helping to identify issues before they become bigger problems can save the home buyer thousands of dollars.
